How long does a landlord have to return a security deposit in Ohio?

An Ohio landlord must deliver a written, itemized notice of any deductions with the amount due within 30 days after the tenancy ends and you deliver possession.

What Ohio law says
- Give the landlord a forwarding address in writing; without it you may lose the right to extra damages and attorney fees.
- A court can award damages equal to the amount wrongfully withheld plus reasonable attorney fees.

- Write down the move-out date, the date you returned the keys and when you gave a forwarding address.
- Collect the lease, proof of the deposit payment, move-out photos and any messages about deductions.
- Ask in writing for the balance or an itemized explanation, with a clear reply date.
